Issue

During Apr 6 inspection found seepage around the north roof drain into the corridor ceiling on the floor below. Stained tile but no active drip. Likely seal failure at the drain bowl. Tecta's TPO membrane is well within its 1-year workmanship period, and the issue appears to be at the membrane-to-drain seal — direct workmanship coverage.

Mike — opening a workmanship claim on the north roof drain at Westfield Charter Main Campus. Found seepage during inspection today. Photos and drain detail attached. Warranty cert is on file (12 mo from May 15, 2024). Let me know when you can have someone out.

Tracy — got it. Acknowledged as a workmanship issue, no question. I'll have my service tech out this week to confirm and reseal. Worst case we cut back the membrane around the drain bowl and reflash. No charge. Will get back to you with a date by EOD tomorrow.

Hey Mike — checking in. Has the service tech been able to look yet? Want to make sure this gets buttoned up before the 11-month walkthrough on Apr 28.

Tracy — apologies for the delay. Tech is scheduled for next Tuesday Apr 21, 8 AM. Will need building access for ~3 hours. I'll have him send photos before/after. Best, Mike
